236-240 Atlantic Ave. Plans: 40 Condos, Ground Floor Retail

The old BP station at Atlantic and Boerum Place (right across from the House of D and a block from Trader Joe’s) is still a development waiting to happen–but we’ve got more information thanks to the Department of Buildings’ new project of scanning application materials.

Filings at DOB show the developer is proposing a five-story condominium with 40-odd units (pdf), with ground floor retail/commercial, parking, and roof terrace space. However it also appears that the plans have been disapproved a couple of times, most recently today. Rumor about this site has been legion–the Brooklyn Paper had reported eight storiesback in May, and Brownstoner reported 14 units in June. Anyone have additional insight?

Many in the neighborhood would like to see this gap around the Brooklyn House of Detention begin to be closed, and this site is key to that process. Even a small supermarket at this location could put the Atlantic Ave. Key Food out of business in a week. We’ll keep an eye on this one.
